Pebble Brooke HOA  Summer 2023 Newsletter

 

MOWING:   With the summer rains, the grass grows quickly.  This is a reminder to all owners to keep your lawn looking picture perfect.  Don’t forget to mow the strip of grass between the sidewalk and the curb…this is your responsibility also.

 

PETS:  We all love our fur babies, however, those precious pets come with responsibility.  The State of Florida, Leon County and Pebble Brooke HOA have rules about pets.  Dogs must be on a leash when they are outside.  DO NOT let your pet use someone else’s yard as their bathroom…this is rude. Once the pet does their business, be a responsible pet owner and immediately pick up the pooh. Cat owners do not let your cats roam into other people’s yards.  Please remember, not everyone loves cats, and they don’t want them on their vehicles or in their trees.

 

PARKING:  Pebble Brooke HOA, per the COVENANTS, ONLY allows parking in the garage, driveway or overflow parking area. There are no exceptions to this rule for residents.  Please don’t park in your yard, on the sidewalks, in the streets or in the easements. Utility trailers are allowed to be parked in the overflow parking area only.  Failure to obey the parking rules can result in you receiving a fine and/or having your towed.  Owners, please inform your property managers and tenants of the rules for Pebble Brooke HOA.  Contact my office via email if you need a copy of the Covenants.

 

INOPERABLE VEHICLES:  The Rules for vehicles are they must be in “street ready” condition, meaning they must not have flat tires, expired tags, missing motors, or other mechanical damage that needs repair. Failure to comply may result in fines being imposed.

 

FINES:  Pebble Brooke HOA now has a fine committee.  This means you will receive a notice asking you to correct the violation. If the infraction is not corrected within the time specified, you will receive a letter saying a fine may be imposed if the infraction is not corrected within a specified time, which is less time than the first letter. The final letter will be telling you a fine has been imposed.  You will have 14 days to request a hearing. If you go before the fine committee, a final decision will be made and will determine whether the fine stands or is removed.  Owners, you are on the property deed, so it will be you that is fined even though you may not have committed the violation.  This is why it is very important that you make your tenants aware of the rules.  Also, incorrect mail and email addresses are not an excuse for not receiving the fine.

 

Your Board of Directors is working hard to make your community a safe, pleasant, and aesthetically pleasing place to live that you can be proud of.  Please do your part by following the HOA rules.

IMPROVEMENTS: 2019 and 2020 has seen some improvements to the community. Those are new lights at the overflow parking area, a new bulletin board at the mailbox area, and in the near future, there will be new No Trespassing/Loitering signs installed at the overflow parking and storm drain pond area.

Parking: This continues to be a problem. We understand there is limited parking, however the HOA rules state you MUST park in your garage, driveway or the overflow parking area. If you park on the grass, on the sidewalk, or on the street, you will be towed at your expense. Warnings will not be given.

There have been several parking violations recently which should be addressed. Parking is ONLY allowed in your driveway or garage.  Street parking, parking on the sidewalks or curbs and in vacant lots is strictly prohibited, due to safety hazards.  Please cooperate and inform your guests of our parking restrictions.
